We inspect all major areas of the home from the roof to the foundation. We test all of the components in the home using normal operating procedures and we will advise on anything that is deficient. We also report anything that has reached or is about to reach its manufacturer’s recommended service life.

We provide our customers the following services

Residential Home Inspections

Inspection of the structural elements, safety (fire and carbon monoxide alarms, hand and guard rails, garage door openers), grounds, roof, exterior surfaces, attic, interior plumbing, electrical system, appliances, heating and cooling systems, basement, garage, insulation and ventilation

Mobile Home/Manufactured

Inspection of the undercarriage and crawlspace areas, evaluates loose straps and anchors (tie downs), and vapor barriers. Structural elements, safety (fire and carbon monoxide alarms, hand and guard rails, garage door openers), grounds, roof, exterior surfaces, attic, interior plumbing, electrical system, appliances, heating and cooling systems, basement, garage, insulation and ventilation. *Please note that a full Tie Down inspection is an ancillary service.

Condo

Structural elements, safety, grounds, roof (HOA is usually but not always responsible for the exterior of the building), exterior surfaces, attic, electrical system, appliances, garage, insulation and ventilation, examination of shared walls, ceilings and floors, HVAC (if approved by HOA to access when not located in an accessible place.)

Wind Mitigation Reports

This is an ancillary service that evaluates the roof covering, roof decking attachment and roof to wall attachment, roof shape and gable end bracing, wall construction type, secondary water barriers (e.g. self adhering polymer modified bitumen or foam) and lastly, opening protection, such as impact tested and approved products not wind resistant or pressure tested.

4 Point Insurance Reports

Includes a review of the heating, ventilation, and air conditioning (HVAC) systems. Also, the electrical panels, wiring, plumbing fixtures, connections and roof.

Water Testing

This is an ancillary service that tests the water supply in the home. The water is checked for contaminants, pollutants, bacteria, hardness, PH, and chemical imbalances to ensure that the water is potable and safe for everyday use.

Drone Technology

We use the latest drone equipment to show every angle of the roof in order to provide you with a more accurate roof inspection. Drones are also useful in acquiring an aerial view of the entire property. Our drones have the ability to provide you with high resolution photos. They are used on an as needed basis or used upon customer request.

Mold Air Quality Testing

Mold Air Quality testing is a process carried out to assess and determine the concentration of mold spores in the air within a given space. This testing is conducted by collecting air samples from different areas using specialized equipment. The samples are then analyzed in a laboratory to identify the types and quantity of mold spores present in the air. This assessment helps in evaluating the air quality and identifying any potential mold contamination.

The results of the testing can provide valuable information for property owners, tenants, or individuals concerned about their indoor environment, helping them make informed decisions regarding remediation or prevention measures to ensure a healthy living or working environment.

11 Month Warranty (Builders Warranty Inspection)

A Warranty Inspection is performed in the 11th month of your new home occupancy before the builder’s warranty ends. It assesses the interior, exterior, and major systems while adhering to InterNACHI’s Standards of Practice. If defects or damages are found within that warranty period, the builder will fix them as long as they are covered under the warranty. That’s where we come in.

Our non-invasive inspection evaluates the visible and apparent condition of a structure, both inside and outside, along with its major systems. After the inspection, you’ll receive a detailed report with photos highlighting any material defects observed on the inspection date. This information empowers you to take necessary actions to enforce warranties with the builder and subcontractors while they are still valid.
